When deciding to sell, there can be a plethora of factors that come into play. However, I am asked frequently, “When is the best time to sell?” The truth is, the best time to sell has much more to do with your personal needs than market seasonality.
In our current market climate, if you have a home to sell it is best to find one to move to first. With low inventory, it can be more difficult finding the right home than selling your current one. There is no doubt that our market experiences seasonality, just look at the graphs below. However, your personal goals may outweigh trying to time the market. You may need to do repairs on your current home, save for a down payment, improve your credit score, etc. Maybe you want to get into a different school district before September, or you want to build and need six months. We can effectively market your property at any time and we want your goals to become our goals, regardless if the time for a move is now or a year from now.
The amount of homes actively listed for sale peaked in July last year (2016) at 15,152 homes on the market.
In 2016, pending sales were highest in May with 6,904 homes selling.
June had the highest number of closings in 2016 with 7,267 homes closed.
New listings ramped up in March with 7,929 new listings and continued through June to peak at 8,729 new listings in one month last year.
